Popples Cottage Booking Terms & Conditions

Thank you for choosing Popples Cottage. By making a booking through our website or any authorised booking platform, you agree to the following Terms & Conditions.

1. Bookings & Payment

• The lead guest must be 18 years or over and is responsible for all members of the party.
• Popples Cottage accommodates a maximum of 6 guests.
• A 25% non-refundable deposit is required to secure your booking.
• The deposit must be paid within 48 hours of booking or the reservation may be cancelled.
• The remaining balance is due 6 weeks before arrival.
• Bookings made within 6 weeks of arrival require full payment at the time of booking.

2. Cancellation Policy

• All cancellations must be made in writing via email by the lead guest.
• The 25% booking deposit is non-refundable.
• Cancellations made more than 6 weeks before arrival will receive a refund of any payments made above the deposit.
• Cancellations made within 6 weeks of arrival are normally non-refundable.
• If we are able to re-let the cancelled dates, we may offer a partial refund at our discretion.
• Guests are strongly advised to take out suitable holiday insurance.
• If we need to cancel your booking due to circumstances beyond our control, we will offer either a full refund or an alternative available date.

3. Arrival & Departure

• Check-in: From 4:00pm
• Check-out: By 10:00am
• Self check-in instructions will be provided before your arrival.

4. Looking After the Cottage

We ask all guests to treat Popples Cottage with care and respect.

• Leave the property clean and tidy.
• Take reasonable care of all furniture, fixtures and equipment.
• Respect neighbouring properties and other estate guests.
• Smoking and vaping are strictly prohibited inside the cottage.

5. Damage & Additional Cleaning

Guests are responsible for any:

• Damage to the property
• Breakages or loss of contents
• Additional cleaning required
• Pet-related damage

Any associated costs may be charged after departure.

6. What’s Included

Your stay includes:

• Electricity
• Heating
• Hot water
• Wi-Fi
• Bed linen
• Bath towels

Please bring your own towels for use at the swimming pool or beach.

Property towels must not be:

• Taken outside the cottage
• Used for pets

7. Parking

• One allocated parking space is available directly outside the cottage.
• Additional vehicles may use designated visitor parking areas where available.

8. Personal Belongings

Guests are responsible for their own personal possessions throughout their stay.

Popples Cottage accepts no responsibility for loss, theft or damage to personal items.

9. Guest Behaviour

We want everyone to enjoy a peaceful stay.

We reserve the right to terminate a booking without refund if guests:

• Cause excessive noise or disturbance
• Damage the property
• Behave in an abusive or unsafe manner
• Create a nuisance for neighbours or other estate guests

10. Pets

We are pleased to welcome up to two small, well-behaved dogs by prior arrangement.

• £30 per dog per stay
• Dogs must be declared when booking
• Only approved pets may stay at the property
• Dogs must be supervised and not left unattended for long periods
• Dogs are not permitted on beds or furniture
• Guests must provide their own bedding and bowls
• Owners must clean up after their pets at all times
• Dogs should be kept under control and on leads where livestock may be present

Any additional cleaning or damage caused by pets will be charged to the guest.

We reserve the right to refuse or remove any pet causing nuisance or safety concerns.

11. Privacy

Any personal information provided during the booking process will only be used to administer your reservation and communicate with you.

Your information will never be shared with third parties unless required by law.

12. Property Information

We make every effort to ensure all descriptions, photographs and information on our website are accurate.

Occasionally furnishings, facilities or décor may vary slightly from those shown.

13. Complaints

If you experience any issues during your stay, please contact us as soon as possible so we have the opportunity to resolve them promptly.

14. Liability

Nothing within these Terms & Conditions limits any liability that cannot legally be excluded under the laws of England and Wales.

Otherwise, our total liability shall not exceed the total amount paid for your booking.

15. Access to the Property

The owner, or an authorised representative, reserves the right to access the property at reasonable times for:

• Maintenance
• Repairs
• Safety inspections
• Emergency situations
• Property management

Where possible, prior notice will be given.

In emergencies, immediate access may be required without prior notice to protect the property, guests, neighbouring properties or essential services.

Guests agree to provide reasonable access for authorised contractors and service providers when necessary.

16. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.
